Smartworks Coworking Spaces has signed a new five year lease to provide over 1,100 desks to L&T Technology Services in Pune. The deal is expected to generate Rs 55 crore in rental revenue for Smartworks. With this addition, the partnership between the two companies now totals 2,750 seats across multiple locations, reflecting a broader trend of large enterprises turning to managed workspace solutions to quickly scale their infrastructure.

Major engineering and IT firms are increasingly choosing managed office options over traditional long term real estate leases. For Smartworks, winning large institutional clients is central to its financial performance. The company shared that enterprise clients occupying more than 1,000 seats now contribute about 37% of total rental revenue, making these high volume deals crucial for long term balance sheet stability.
Smartworks managed a real estate portfolio spanning 16.1 million square feet across 66 centers in 15 cities, including sites in India and Singapore. Its model involves leasing bare shell properties from developers and converting them into fully serviced, managed campuses.
This approach is tailored to meet the technical infrastructure and security needs of large corporations, while also enabling faster deployment timelines compared to traditional office developments.

While the market demand for managed commercial workspace has scaled up, the execution of this business model requires substantial and continuous capital expenditure in technology and internal infrastructure to maintain uniform standards.
Because the corporate entity depends entirely on leasing properties from third party landlords to subsequently sublease the space to corporate tenants, net profit margins remain highly sensitive to fluctuations in developer rental costs and the overall occupancy metrics of clients.
